In the early 1930’s, the plans for the development of one of Bexley’s orchard sites began – named the Bostall Park Estate!
Providing a mix of 3 bedroom houses & semi detached bungalows surrounded by woodland and parks, this was the place to buy a home – with reservations as much as £1 and asking prices starting from £575, described as one of greater London’s most convenient estates – between Bexleyheath & Woolwich.
Fast forward circa 90 years and a lot has changed.
Namely house prices – In April 2021 a 3 bed J type on Chessington Avenue has completed for £450,000 with a few cosmetic changes of course.
It’s not just the house prices that have changed however, with a majority of other changes to the area which are evident to see today & a change of name to the once Bostall Park Estate, now more commonly known as The Pantiles.
We believe this name derived from the Pantile tiles used for the roof on these properties, however are unsure when this name change came into effect.
The locally famous Feakes & Richards builds came in different shapes and sizes;
J type, C type, N/X type, The Tudor Style, The Bungalow & the highly sought after K type – which is the largest of the Feakes & Richards builds and provides an abundance of potential to extend, which many have around the estate.
Property prices and trends
Since the 1st January 2021 to the time of writing this article (20th July 2021) there have been 57 properties come to market in the DA7 5 area. There has been 62 properties go under offer in the same time frame, with an average asking price of:
3 beds – £475,500
4 beds – £591,154
5 beds – £594,300
In the last 12 months, there has been a 6.44% increase in property prices within this location too. With the average sale price in the first 6 months of 2020 – £484,687.50, compared to 2021 – £518,064.33.
Rightmove’s recent house price index was released yesterday, stating: With the ongoing need for housing, high activity levels despite the June stamp duty deadline now passing, and with residential property prices appreciating better than many other asset classes, we expect positive sentiment to continue.
