Just when we thought interest rates were heading in one direction, the Bank of England has thrown a bit of a spanner in the works.
Today, the Bank of England announced that the base rate has increased from 3.75% to 4%, marking the first increase since August 2023.
It's news that certainly won't be welcomed by homeowners with mortgages, particularly those approaching the end of their fixed-rate deals.
But does this mean bad news for the property market? And more importantly, what does it mean if you're thinking about buying or selling a home in Bexley, Dartford or the surrounding areas?
Let's take a closer look.
Why Have Interest Rates Gone Up?
The simple answer is inflation.
Despite inflation coming down significantly from the highs we experienced a few years ago, it's started creeping upwards again.
Inflation reached 3.5% in September, considerably higher than the Bank of England's target of 2%.
Much of this has been driven by increasing energy and fuel costs, largely linked to the ongoing conflict in the Middle East.
In fact, the Bank of England is now forecasting that inflation could reach around 5% by the middle of 2027.
By increasing interest rates, the Bank hopes to reduce spending and borrowing, helping to bring inflation back under control.
Unfortunately, that also means borrowing money becomes more expensive.
What Does This Mean for Mortgage Rates?
If you're currently on a fixed-rate mortgage, there's no need to panic. Your monthly payments won't change until your current deal comes to an end.
However, if you're approaching the end of your mortgage deal or hoping to buy a property, things are a little different.
Mortgage lenders have already been increasing their rates over recent months, anticipating today's announcement.
In fact, according to Moneyfacts, the average two-year fixed mortgage rate had reached 5.97% at the beginning of November.
The important thing to understand is that a 0.25% increase in the Bank of England base rate doesn't automatically mean mortgage lenders will increase their fixed rates by the same amount.
Many lenders will have already factored this increase into their pricing.
Those on tracker mortgages, however, are likely to see their monthly repayments increase in line with the base rate.
If you're thinking about buying, our advice would be to speak with an independent mortgage adviser sooner rather than later, so you understand what you can comfortably afford.
What Does This Mean for the Property Market in Bexley and Dartford?
This is where things get interesting.
Whenever interest rates increase, there's naturally a concern that buyers will become more cautious.
And to some extent, that's understandable.
If someone's monthly mortgage repayments increase, it can affect how much they're prepared, or able, to spend on their next home.
For example, a family hoping to move from a two-bedroom property in Bexleyheath to a larger three or four-bedroom home might now have to think a little more carefully about their monthly budget.
But here's something worth remembering.
People don't just move home because interest rates are low.
They move because they've outgrown their property, need to be closer to family, want their children to attend a particular school, are relocating for work or simply want a different lifestyle.
Those reasons don't suddenly disappear because interest rates have increased by 0.25%.
What can change, however, is how buyers approach their search and how carefully they consider the price they're prepared to pay.
Thinking of Selling? Pricing and Marketing Matter More Than Ever
If you're considering selling your home, today's announcement certainly isn't a reason to abandon your plans.
But it does reinforce something we've been saying for quite some time.
Getting your asking price and marketing strategy right from the beginning is incredibly important.
When buyers are watching their budgets more carefully, they're naturally going to be more selective.
Properties that are overpriced, poorly presented or simply left sitting on Rightmove without a proper marketing strategy can struggle to generate interest.
On the other hand, homes that are priced sensibly, presented professionally and marketed to the right audience can still attract serious buyers.
At The Property Cloud, we've always believed that selling a home involves considerably more than uploading a few photographs to the property portals and hoping for the best.
Professional photography, video tours, social media advertising and proactive marketing all play an important part in helping your property stand out.
And in a market where buyers have more choice and are perhaps a little more cautious, that becomes even more valuable.
So, Should You Wait Until Interest Rates Fall Again?
It's a question we hear quite regularly.
And the reality is, nobody knows exactly where interest rates will be in six or twelve months.
They could increase again, remain unchanged or eventually begin falling.
Trying to time the property market perfectly is incredibly difficult.
If you're buying, the most important consideration should be whether the property is right for you and whether the monthly repayments are affordable, both now and if circumstances change.
If you're selling, it's about understanding what your property is worth in today's market and having a clear strategy to attract the right buyers.
Waiting might work in your favour, but it could also mean putting your plans on hold unnecessarily.
Our Thoughts
There's no denying that today's interest rate increase adds another challenge for the housing market.
But we don't believe it's a reason for buyers and sellers to lose confidence altogether.
The property market is constantly changing, and successful moves happen in all sorts of market conditions.
What matters is understanding those conditions and making informed decisions.
For sellers, realistic pricing and strong marketing will be key. For buyers, understanding affordability and securing the right mortgage advice will be equally important.
And for anyone thinking about moving in 2027, now could be a sensible time to start planning, even if you're not quite ready to make that move.
